随着住房制度改革措施落实到位,中国的房地产市场变得更加活跃,房地产市场中的房地产估价活动也将发挥越来越重要的作用。无论是房地产买卖,租赁,抵押,或股份制企业的改革,上市和并购,或法院对于房地产分割案件的审理都需要房地产估价。因此可以说市场经济是房地产估价服务的必要组成部分。

房地产估价课程(54学时)从理论到实践详细阐述了房地产评估理论,而通过具体案例的分析则可以更好地把握房地产估价技术。本课程教学内容包括12章,分别是:导论,房地产估价的理论基础,房地产价格形成的基本原理,市场法,收益法,成本法,剩余法,长期趋势法,路线价估价法,在建工程评估,高层建筑地价分摊以及房地产估价流程和房地产估价报告。第一章至第三章主要阐述了房地产估价的相关基本概念,即房地产估价的理论和原则。第四章到第九章则是房地产估价的基本方法。第十章到第十二章主要是关于房地产估价的其他细节,比如在建工程和高层建筑地价分摊的评估,房地产估价流程和报告,房地产估价实例分析等。

Real Estate Appraisal (54 class hours)

With the housing system reform measures putting in place, China’s real estate market become more active. Therefore activities of real estate appraisal in the real estate market will play an increasingly important role. Whether it is real estate transactions, leasing, mortgages, or joint-stock enterprises reform, listed on the stock market and enterprise mergers, or the real estate division of the courts are required to real estate appraisal. Hence, we can say that the market economy is a necessary part of the real estate appraisal services.

The curriculum is from theory to practice, with a detailed exposition of the property valuation theory. To analysis examples, we can reach and grasp the real estate valuation techniques. The curriculum includes 12 chapters, including: introductory theory, theoretically basis of real estate appraisal, rationale for formation of real estate prices, market valuation, benefit valuation, cost valuation, residual valuation, secular trend valuation, price line valuation, appraisal of project under construction, land prices division of high-rise building and real estate valuation process and report. From the first chapter to third chapter mainly states the concepts of property valuation theory and principles, what is the basic knowledge of real estate appraisal. From the fourth chapter to ninth chapter is the valuation methodology, what is the basic method of valuation of real estate. From the tenth chapter to twelfth chapter shows other details about real estate valuation such as appraisal of construction in progress and segmentation value of high-rise buildings, the process and report of appraisal, examples of real estate appraisal, and so on.
